The center of gravity in the overall market continues to shift east with growth in the suburban and Fraser Valley markets demonstrating resilience and must watch status. The past decade in these market areas has seen astounding growth and shifts, and the further projected growth occurs against and/or alongside the inflation dilemma, rising interest rates, affordability/attainability issues and evolving politics. Together, private and public residential opinion leaders will reflect on the gains of the dynamic regions and share both a near term and long term outlook.

Shawn Bouchard, Chief Operating Officer ? Lorval Developments
Shawn is a seasoned professional with two decades of experience in the dynamic world of real estate development. With an unwavering commitment to excellence and a keen eye for market trends, Shawn has successfully overseen and contributed to the development of numerous successful projects. His deep industry knowledge, strong network of connections, and a track record of delivering exceptional results have established him as a trusted leader in the field. Shawn's passion for creating innovative, sustainable, and economically viable real estate solutions has not only shaped skylines but also enriched communities.
 
Rick Johal, President, Zenterra Developments Ltd.
Proudly born and raised in Surrey, Rick began his professional career at Price WaterhouseCoopers in 1996 where he achieved his Chartered Accountant designation. During his time at PwC, Rick developed a keen interest in the home building industry and eventually chose to pursue this true passion and founded Zenterra?s predecessor company, Kooney Homes. Over the next decade Rick refined his development and construction acumen, and eventually expanded into the multi-family sector. In 2010, he and his business partner co-founded Zenterra Developments and have since grown the company into one of the largest land development/construction/marketing firms in the Fraser Valley. With over 3,500 units in Zenterra?s Surrey and Langley development pipeline, Rick remains extremely confident in the future potential and growth that is yet to be realized south of the Fraser River.
  
Gagan Sivia,  Director of Finance and Analytics - Azure Properties Group
Gagan worked for over 20 years within the accounting, finance, and analytics sector. She has earned her CPA, CGA, and CFP designations and a degree in Accounting. Along with working with Azure Properties Group, she is a professor of Finance and a specialist with analytics and AI. Having studied the BC Building code and various other real estate-related courses she complements our team by being the lead in finance and analytics.

Gagan is focused on creating long-standing relationships within each community in which Azure participates. This feeds her commitment to growing the power of communities throughout BC. From this commitment to community, she also delivers a variety of programming and volunteer initiatives; including, financial literacy for at-risk women and children, and acts as a subject matter expert and resource for community minded private developers.
 
Gagan is currently full-time faculty at BCIT, teaching finance and analytics. She was a speaker at the Association of Finance Professionals Conference in San Diego, Buildex 2023, and a travelling professor in Europe.
 
Don Luymes, General Manager, Planning and Development - City of Surrey
Don Luymes serves as the General Manager, Planning and Development at the City of Surrey, BC with responsibility over community planning, development planning, building regulation, and civic facility design, construction and management.
 
Don has 20 years of municipal planning experience with a Master?s Degree in Landscape Architecture and Planning from the University of Guelph and a Bachelor?s degree in Landscape Architecture from UBC. 

W. Scott Brown, CEO, Fifth Avenue Real Estate Marketing Limited (Moderator)  
Scott is an executive with over 34 years of experience including over 10 years leading Fifth Avenue. In his capacity as CD/PPEO he leads an executive team with 55+ years of experience and works alongside Fifth Avenue's suburban and Fraser Valley focused developer partner/clients to ensure growth and project success.   
He is also personally involved in ensuring that Fifth Avenue has the most professional and dedicated sales representation in the market by leveraging his vast high-performance sales coaching knowledge and expertise. In his career he has consistently provided high-quality strategic advisory services and expanded his marketing and sales strategy creation, culture development, and performance enhancement expertise.  

Scott is a sought-after media resource and speaker with respect to the status of new multifamily home market throughout British Columbia. Scott is also CD/PPEO of Fifth Avenue's related Okanagan based company EPIC Real Estate Solutions and co-founder of Super Prime Real Estate focussed Baker West Real Estate. The teams he has led and countless staff he has coached have set sales records throughout BC..
