As commercial strata gains popularity, questions surrounding profitability, affordability, and sustainability continue to rise. This breakfast panel will dig into the framework around commercial strata as it becomes a bigger player in our market. They will take a closer look at the impact this sector has on stakeholders from owners, managers, to tenants and their future work force.
 
The panel will address questions including:
 
What are the new fundamentals and expectations for the future of office and industrial real estate? 
 
How do we rethink and reconfigure the space plan and design? 
 
How do we justify $2,200 PFS in office strata when we need at least $100 in net rental rate to get a positive yield? 
 
As industrial strata units have doubled from $200 PSF to now $450 PSF, who is buying them and why?
 
Join us as we take an early-morning dive into the world of commercial real estate—discussing everything from how strata works for office spaces, to how to properly market commercial opportunities. NORM TAYLOR
Norm Taylor is the Executive Vice President & Managing Director of CBRE brokerage operations in BC which is consistently ranked amongst the top producing CBRE operations in North America. Norm has been an esteemed member of the Vancouver real estate community for 22 years. Prior to management with CBRE, Norm spent 18 years as a broker where he was recognized as an expert in managing and advising local and national based corporations with their commercial real estate needs. BRENT SAWCHYN
J. Brent Sawchyn, Principal and founding shareholder, PC Urban Properties Corp. Originally from Winnipeg, Brent moved to Vancouver in 1989 to join Schroeder Properties Ltd – at the time one of the pre-eminent retail shopping centre developers in Western Canada. He has been involved in all facets of retail shopping centre development including senior roles at Westbank Projects, Senior VP, Principal, COO of Anthem Properties Group/Anterra Retail Properties. After founding PC Urban Properties Corp in 2010, Brent purposely guided PC Urban’s strategy to move the focus of the company to include both residential and “employment generating” industrial development. PC Urban has been particularly adept at developing light industrial strata units in Greater Vancouver area targeted for sale to small and medium size enterprises. Notable recent industrial projects include 1515 Barrow Street (North Vancouver), the highly successful IntraUrban Business Park and the Lightworks Building (Vancouver). PC Urban continues to expand its industrial book with additional industrial strata projects in Richmond, Burnaby, Vancouver, Kelowna and now Calgary.
 

MATTHEW MACLEAN
Matthew MacLean is a member of Vancouver’s Sales and Leasing Division, focusing on the periphery and Richmond markets in Vancouver. He offers clients considerable knowledge of the office and industrial markets in these areas and as a result has been involved in numerous high profile sales and lease transactions over the last 17 years.  Matthew joined Royal LePage Commercial (now Cushman & Wakefield ULC) in 2002, initially coordinating the research activities for the office and retail divisions prior to joining the sales and leasing division. Now Senior Vice President, Matthew has been awarded the Rookie of the Year 2007, Emerging Broker of Distinction 2011, President Round Table recipient 6 times and 3 times top ten in Vancouver and twice National top 40.

CAM GOOD
Cam Good is a Canadian real estate entrepreneur, angel investor in real estate technology, Learning Chair and President (Elect) of EO Vancouver. He has marketed and/or sold well over 100 real estate projects, many of which are mixed use, high rise communities. He is the leading visionary at Key Marketing and married to Dr. Lisa Good.
 

BETH BERRY
Beth began her career with Beedie in the Spring of 2008 after spending 4 years with a major Vancouver brokerage firm. As Vice President, Industrial Development, Beth is responsible for the sales and marketing of new developments, build-to-suit projects and strata developments. Beth is a graduate of the University of British Columbia's Bachelor of Commerce program specializing in Real Estate and the Executive MBA program at the Beedie School of Business at Simon Fraser University. Beth is also a Board member for the Vancouver Chapter of NAIOP.
