PAUL SULLIVAN AND RYAN TUNG PRESENTATION 

Join UDI’s Property Tax Committee Chair and Board Director Paul Sullivan and Ryan Tung for a deep dive on the property transfer tax owed on your investment property.
 

The panel will address key topics such as:
  • "Subclass" solution to reduce the airspace tax above commercial property, recently featured in the Vancouver Sun
  • Foreign Buyers Tax (FBT)
  • Property Transfer Tax (PTT)
  • Empty Home Tax (EHT)
  • Speculation Tax (Spec tax)
  • Additional School Tax (AST)
Come listen to an interactive presentation on these taxes. The panel will present tax strategies for development land and reveal the pitfalls of following historical taxation strategies.

BIOS 

Paul Sullivan - Principal, Burgess, Cawley, Sullivan and Associates 

Paul Sullivan joined Burgess, Cawley, Sullivan and Associates (BCS) in 1992, and became a partner in 2004. On graduation from the University of British Columbia, he approached Geoff Burgess, who persuaded Paul to join the firm. He began learning the appraisal side of the business, but soon found his passion in the tax appeal aspects of BCS.
 
Mr. Sullivan is not only head of the property tax division here at BCS, he is the most renowned property tax specialists in British Columbia. Every year, Paul and his team save clients millions of dollars in annual property taxes. He not only negotiates on clients’ behalf; he appears as an advocate during BC Assessment appeals process.

Ryan Tung - Principal, Burgess, Cawley, Sullivan and Associates
Ryan Tung joined the firm in 2001 after graduating from the University of British Columbia with a Bachelors of Commerce (Urban Land Economics) degree. He obtained his AACI, P. App designation in 2004, soon after which he moved to Hong Kong where he ran his own import/export and trading business. Drawn by his passion for real estate, he returned to the firm in the beginning of 2006, and became a partner in 2008.
 
Ryan is engaged on a wide array of commercial and residential properties, including development sites, industrial buildings, office buildings, shopping centres/retail complexes, and multi-family residential. He is an expert in his practice of property taxation and has extensive experience on property tax and property transfer tax issues. Ryan regularly advises clients on tax strategies and represents them through the various levels of negotiations and appeal, both as an agent and expert witness. His expert testimony has been accepted by the Property Assessment Appeal Board and in commercial arbitrations, and he has been involved in several precedent setting cases.
 
Ryan enjoys spending time with his young family, trying to keep fit, and playing squash. He also has keen interests in architecture and design.
