Event Description:

Mortgage Financing in Canada has entered uncharted and stormy waters. Long term interest rates have increased dramatically in 2022. How will this impact cap rates and investment? Hard Costs are spiraling upwards with supply chain delays and material cost price increases. Prime rate is rising and when will it crest? Can residential buyers absorb these increases? What options are there to fix rate early? CMHC's new MLI Select program is driving new apartment construction across the country - how are rates impacting this segment of the market?

The UDI has assembled four seasoned sailors who will help navigate and discuss the current conditions, and, discuss the outlook of the financing market which impacts every sector of the real estate market.

Panelists:

Lea Billard (She/Her): 
Director, CMLS Financial

Lea assists in the execution of the corporate strategy for the CMHC Insured Multi Unit business lines including origination of term and construction loans, servicing and securitization. Lea has over 20 years of experience in the commercial real estate industry. Prior to joining CMLS in April 2021, Lea held various roles at one of Canada?s largest life companies, where she specialized in commercial mortgage lending in western Canada and the United States. Most recently, she was responsible for implementing the corporate vision of the CMHC Insured business line with one of Canada?s largest credit unions.

Scott Coates:
Group Head Mortgage Investments, KingSett Capital

Scott is the head of KingSett?s national commercial and residential mortgage lending business and a member of KingSett?s Management Committee. Scott joined KingSett in 2006. Prior to this, he held progressive positions with The Toronto-Dominion Bank, Scotiabank, Sun Life Financial, MCAP Financial and Trez Capital. He brings to KingSett more than 25 years of experience related to senior and subordinate mortgage lending including land, construction and income producing property financing; loan syndication; whole loan sales; loan securitization; and general corporate finance. Scott is a graduate of the Schulich School of Business at York University with a Bachelor of Business Administration Degree.

Derek Townsend (he/him):
Principal, Citifund Capital Corporation

Derek Townsend began his real estate career as a commercial mortgage broker with CitiFund in 2012. Focusing on the rental apartment market, he quickly became CitiFund Capital's leading expert and a market leader in CMHC and conventional financing structures. As the leader of the firm's apartment business line, CitiFund has funded over 700 mortgages totaling over $4.5B in debt origination since 2012. As of today, Derek works with borrowers and lenders from across the country placing close to $1B of debt annually across all commercial real estate sectors. Beyond structuring debt, Derek is a dedicated volunteer and leader in the industry and community which provided him he opportunity to be awarded the 2019 Canadian Real Estate Industry Outstanding Young Leader Award. He is in his second, non-concurrent term as a board member with UDI U40, a current board member of Landlord BC and CFAA, a past board member of MIABC and a mentor to many young professionals in the industry.

AJ Delisle
(he/him):
Vice President, Real Estate BC, RBC Royal Bank

As Vice President of Real Estate for RBC Royal Bank in British Columbia, AJ Delisle leads a team of 17 real estate experts dedicated to providing financial advice and services to developers, investors and community builders across the province. AJ joined RBC as a Commercial Account Manager in Business Financial Services in 2009. Four years later, he moved to the Real Estate team, progressing from a Financing Specialist to a Senior Commercial Account Manager and then to a Director. In 2020, he was appointed Community Manager of the Victoria Core market, overseeing the operations and business development of three retail branches. He returned to Vancouver to lead the Real Estate team in 2021. AJ earned his MBA from the UBC Sauder School of Business and his BCommfrom the University of Northern British Columbia. He is a CPA, CMA and CFP. In 2019, AJ received the Leo Award, RBC?s most prestigious honour. AJ is also a passionate community volunteer. He has twice been a cabinet member for RBC?s annual BC Employee Giving Campaign. Additionally, AJ regularity participates in the annual RBC Race for the Kids fundraiser for BC Children?s Hospital Foundation, and has personally raised more than $55,000 since 2020.
